8 tips for rental property spring maintenance

It's spring and it's a great time for some maintenance around your home or your rental home. Here are a few small tips that can make a big difference:

  1. Roof - Its common for dead tree branches to fall during winter. Be sure to keep your roof clear of branches, twigs, and leaves.
  2. Gutters - Gutters get filled up quickly with debris. If rainwater cannot flow freely away from the house, it can backup and can cause real problems.
  3. HVAC Filter - A dirty filter makes your Heater and AC work harder than it has to. Changing your filter is a inexpensive fix that can avoid expensive problems later. If it's rental property, you may be able to get the tenant to do this. Remember that even though it's called a Furnace Filter, your Central Air Conditioning unit is using this same filter all summer too.
  4. Window screens - Check screens for holes. As it gets warmer you will likely have windows open more. You don't want bugs or worse (mice) sneaking in your home.
  5. Check the Deck - As wood expands and contracts through the winter, you may find fasteners popping up out of your deck. Get your screwdriver to put screws back in place. If your deck has nails, carefully tap them back in with a hammer.
  6. Driveway - Water and ice can really damage a driveway through the winter. Inspect your driveway for cracks and loose asphalt and make repairs. Seal your driveway every 3-5 years to make it last longer.
  7. Caulk seals - Check around windows and doors to be sure caulk has not cracked or deteriorated. Repair these places or you risk water getting in the walls or window frames.
  8. Fridge TLC - Pull your refrigerator away from the wall and vacuum the back coils thoroughly. Get the vacuum under the vacuum as well to remove dust and pet hair.
